An Open Letter to the Buyers I am Blessed to be working with:

I like you.  I enjoy working with you to find that perfect home.  Your enthusiasm is contagious and I appreciate that you have chosen me to help you with such an important decision.

Do you rememDiscussing wants and needsber that first time we met?  It was so recent, though now it feels like I've known you forever!  We talked about how being VERY specific about your wants and needs would help us in finding your new home with as little stress as possible. We sat down and discussed, at length, what your wish list included.  We made a list of requirements you had for your new home.  You were very clear, and I was very attentive.  I explained that it was not necessary to see EVERY SINGLE listing in your price range, as so many of them simply would not meet your requirements.  And you said you understood.

But something has gone horribly wrong!  Suddenly you are calling and asking to see EVERY SINGLE listing in your price range.  And even some that are so far above your price range as to be ridiculous.  All based upon the advice of your co-workers cousins sister-in-laws next door neighbor who bought a home in 2008.  Whew!

I get that sometimes it's fun to see some of those higher range homes, but I can't take un-qualified buyers into them just to satisfy some voyeuristic urge.  It's against the rules.  As I told you in our first meeting, I follow the law and play by the rules.  That's what a professional does. 

But back to the ones that are in your price range:

There are currently 402 single family homes in New Hanover County NC for sale in the 200K - 250K range.  You do NOT need to see all of them!  How do I know 317 E. Blackbeard Dr. Wilmington NCthis?  Well, for starters, it's my job.  And I have seen many of them, so I know they are not what you are looking for. 

That's right, I have seen many of them.  You thought you were the only buyers I'm working with?  Excellent!  I'm doing my job and treating you with the attention and respect you deserve.  Not only have I shown them to other prospective buyers whose needs are different than yours, I have previewed many of them for you.  My goal is to not waste your time or mine in looking at homes that simply will NOT work.

If your needs/wants have changed.  TELL ME!  We'll start the search over.  If you are just kicking tires, well, I understand, but I'm not going to be able to help you.  I am in the business of selling homes, not playing tour guide.  No matter how much I like you personally, this is a business for me and I have to treat it as such.  I'm sure you understand.

If you have completely lost confidence in my ability to help you find the home of your dreams, well, I'm sorry about that.  If there is anything I can do to re-gain that trust, tell me what it is and if I can do it, I WILL!  But if there is nothing I can do, please, just tell me.  I will release you from the Buyer Agency Agreement we signed.  Right now is such a GREAT time to buy a home, I don't want you to miss out.  And if working with another REALTOR® is best for you, then that's what I want you to do! 

I really do enjoy working with you, and I hope that we can continue to work together.  But if we can't, please know that I wish you the best and that should you ever need my assistance all you have to do is call.
